Rental Criteria
General Statements:
- Each applicant over 18 years must complete and sign the application and complete a background / credit check.
- Each applicant needs to supply a valid and current ID - per Portland ID guidelines.
- There is a 30$ background / credit check fee to TransUnion - only after walkthrough.
- Renter’s insurance is required.
- Any pet needs manager approval, only pets under 25lbs
No smoking is allowed in the homes or anywhere on the premises.
No illegal drugs are allowed on the premises.
No firearms may be discharged on the premises.
We conduct a full background, criminal, credit, and rental history check.
False, misleading, or inaccurate statements made verbally or on the application will result in a denial.
If approved, applicant must be able to pay the first month’s rent and security deposit at time of move-in.
Rental History Requirements:
- We look at the last 10 years of residence history.
- Rental history that reflects unpaid past due rent or judgements against the applicant will result in denial.
- Two or more notices for failure to pay rent or lease violations within a 12 month period will result in denial.
- A history of multiple evictions or any eviction within the last 7 years will result in denial.
- Two or more dishonored checks within one year will result in denial.
Income & Employment Requirements:
- All stated income must be verifiable. Proper verification may include pay stubs, benefit letters, bank statements, tax returns, etc.
- We require the household have a total rent-to-income ratio that adheres to the guidelines posted by the Portland Housing Bureau.
- Seasonal or temporary employment may require additional security deposits.
Credit History Requirements:
- No outstanding debt to previous rental property owners.
- No outstanding debt to utility companies.
- Lack of credit history may require additional security deposits.
- Derogatory credit may result in denial or additional security deposits.
Criminal History Requirements:
- Registered sex offenders will be denied.
- Recent or violent felonies will be denied.
- Any individual whose tenancy may constitute a direct threat to the health and safety of any individual, the home, or the property of others will be denied.
For residential rental units within Portland city limits, a landlord is required to include this notice with application forms for the rental of a dwelling unit.
*All applications are processed in the order they are submitted. We will rent to the first application that meets these criteria, and will let you know if you are approved as soon as the screening process allows. If you are denied, you will be notified via email. All applications will have a 72 hour notice of availability in keeping with Portland regulations.
